TOPIC: 2B/2Ba apartment available for sub-lease + 12 month lease

We are trying to sublease our current apartment at "Meridian at Harrison Pointe". Key highlights of the complex:
1) Right next to Harris Teeter, 1 block from walgreens
2) Good apartment amenities which includes fob entrance, good 4 events every months with friendly folks around, gym, swimming pool and common area (starbucks coffee and business center)
We are offering two options:
Option 1:
If you sublease from May 1st till June 15th, we will cover $55 application fees (1 person) and pay $300 cash. You will have to pay rent, trash, water and electricity which is $1425 rent + $30 trash + Garbage: $0. Tenant is responsible for water, electricity and renters insurance.
Note: Based on credit scores, management will decide if any security deposit is required. For us they didn't require any.
Option 2:
If you sublease from May 1st till June 15th and also sign a 12 months post June 15th, we will pay $55 application fees (1 person) and $500. This is on top of any offer that management might be providing for new leases. Your rent schedule till June 15th will be same option 1. For the full term, what management offered us, listed below, should be applicable to you if you finalize in next 15 days. Rent: $1468, Garbage: $20 and trash $35. In case you want a 11 month lease, rent will be $1493.
Note: Based on credit scores, management will decide if any security deposit is required. For us they didn't require any. Also the 12 months lease will have to confirmed with the management. We will help with the process.
